Is Alabama Step Up a grant?

No. Step Up is a repayable 10-year second mortgage, not a grant or a forgivable loan. It provides up to 4% of the sales price, capped at $10,000, toward your down payment, and you pay that second back over 10 years alongside your first mortgage. The one true grant from AHFA is the Affordable Income Subsidy, which gives 0.5% to 1.0% of the loan toward closing costs and is never repaid.

What are the closing and transfer taxes when I buy in Alabama?

Alabama has among the lowest transfer and recording taxes in the country. The deed (transfer) tax is $1.00 per $1,000 of price, customarily paid by the seller, about $250 on a $250,000 home. The mortgage recording tax is $1.50 per $1,000, customarily paid by the buyer, about $300 on a $200,000 loan. Combined that is roughly 0.25%. These come from Code of Alabama sections 40-22-1 through 40-22-12. We build your exact figure into the cash to close.

Is much of Alabama eligible for a zero-down USDA loan?

Yes. Outside the Birmingham, Huntsville, Montgomery, and Mobile metro cores, a large share of Alabama qualifies for USDA, from the Wiregrass around Dothan to the Tennessee Valley and the Black Belt counties. USDA loans need no down payment. Eligibility is address-specific, so we check the USDA map for your target home. The 2026 moderate-income limit in most Alabama counties is about $122,800 for a one-to-four-person household as of July 2026. Because USDA updates these and the number is address-specific, confirm your county limit at USDA's eligibility tool before counting on it.
